Real Estate Investment Participation (REIP)
Devall REIP allows smaller investor to join in with other investors on large projects or properties that would be out of reach alone. This also allows Devall to share its profit with investors. Investors returns can be 15% to 30% depending on the project.

How does it work?
You decide what type of program you want to participate and how much you have to invest. Usually, a minimum investment of $10,000.00 is required to start.
Private Mortgage REIP – Loans money at a minimum of 10%, some short-term loans can yield a return of 25% or more. Loans are made in the 1st position only and at a 60% loan to value to protect the REIP. Each quarter, 90% of the profits are distributed to participants (10% is held each quarter to pay any unforeseen expenses and distributed at the end of the year if none).
Development Opportunities REIP – Invest or participates in development projects from small commercial centers, office and apartment buildings to large resort developments. After each sale of a product, 70% of profits will be distributed to each participant, holding 30% to cover unforeseen cost. Upon the completion of construction and the final sale of the end product the REIP will make final distribution and then is dissolved.
Income Production REIP – Invest in and holds commercial and residential income producing properties. Net proceeds are distributed quarterly from lease payments to the investors and Devall. These participation programs normally yield a very stable long-term income and can see significantly high ROI (return on invest) when the property is sold.
How is it managed?
Devall has several REIPs available to invest in. The management of each is unique and complete details are available on the form of a prospectus. In short description, each REIP is formed as an LLC or company. Each participant receives an undivided potion of each property (warranty deed) or deed of trust (in the mortgage REIP). Each REIP is managed according to the direction contained in the operating agreement (contained in each prospectus) by Devall. Devall has a personal stake in each REIP it offers and receives its profits along with each investor each quarter.
How do I get out?
Participation in a REIP is not ownership of shares of stock, rather ownership of real property. So the way out is to sell your interests personally or Devall can help sell your ownership to a new investor.
